How do you ensure the land title is clear?
We have a dedicated legal team that conducts a thorough 30-year search of the property’s history. We check the 7/12 extracts, mutation entries (Ferfar), and ensure there are no pending litigations or bank liens.
Is the land free from family disputes or litigation?
Yes. We do not list properties with unresolved family disputes. We ensure all legal heirs have given consent and that the “Kul” (tenant) column is clear or legally settled.
Will the 7/12 extract (Satbara) be transferred to my name immediately?
Once the Sale Deed is registered, the process to update the government records begins. We assist you in filing for the mutation entry so the 7/12 reflects your name, typically taking 30–60 days depending on the government office speed.
Do I need to be a farmer to buy agricultural land in Alibag/Murud?
Yes, for pure agricultural land in Maharashtra, you need a farmer certificate. However, we also sell N.A. (Non-Agricultural) plots and “Farmhouse Plots” (11 Guntha+ schemes) where specific rules may allow you to purchase.
